New Home, Florida Lifestyle, Under $120K
How a brand-new manufactured home in Florida's lake country stacks up against coastal condos and site-built houses — and why the math is pointing more retirees inland.

For decades, the Florida retirement dream had a familiar shape: a condo with a water view, a short walk to the beach, and somebody else handling the roof. That picture still exists. What has changed is the price of admission — and, more importantly, the price of staying.

Today a growing number of 55+ buyers are running the numbers and landing somewhere they may not have considered five years ago: a brand-new manufactured home in Central Florida, in a community built around pools, pickleball and lakes. At Twin Lakes at Avon Park, in Highlands County, new three-bedroom homes start at $119,900. Here is how that figure compares with the alternatives.

The Coastal Condo: Lower Sticker Prices, Higher Monthly Uncertainty

On paper, Florida condos look more affordable than they have in years. Prices have softened across much of the state, and in many coastal markets buyers now have the upper hand. In Tampa, the median condo sale price was running around $225,000 in mid-2026. Palm Beach County condo medians have hovered near $300,000, and in Miami-Dade the median has slipped to just under $400,000.

The reason for the discount is the part that matters to retirees. After the 2021 Surfside collapse, Florida tightened safety and reserve rules for condominium buildings. Associations that once waived reserve funding can no longer do so for buildings of three or more habitable stories, and years of deferred maintenance are now arriving as higher dues and special assessments. Miami led major metros with median monthly HOA dues of $835, and some owners have faced special assessments as large as $100,000.

For a retiree on a fixed income, that unpredictability is the real cost. A condo bought at a bargain can become an expensive home if the building needs a new roof, new balconies or a fully funded reserve account — and those assessments transfer to the buyer the day of closing. Industry reporting has described retired owners selling and relocating because they could no longer keep up with the payments.

The Site-Built House: Space and Land, at Central Florida Prices

A traditional single-family home avoids the condo-association problem, but it brings a larger price tag and every bit of upkeep falls on you. Even inland, the numbers add up quickly. The median sale price in Orlando has held around $400,000 through 2026. In neighboring Polk County, the typical home value is roughly $296,000.

Highlands County, home to Avon Park and Sebring, is one of the most attainable markets in the region, with a typical home value of about $234,000 and median sale prices in the mid-$200,000s. That is a genuine bargain by Florida standards — but it usually means buying a resale home, often decades old, with its own roof, plumbing and HVAC history.

Market figures are 2026 medians or typical values from Zillow, Redfin and regional market reporting and will vary by property. Twin Lakes pricing is the community's published starting price.

Measured by the square foot, the contrast is just as sharp. The Echelon at Twin Lakes — 3 bedrooms, 2 baths, 1,027 square feet — works out to roughly $117 per square foot brand-new. The larger Chateau, at 1,244 square feet from $129,900, comes in near $104. Resale homes across Highlands County have been selling for well over $150 per square foot.

"Manufactured" Doesn't Mean What It Used To

If the phrase "manufactured home" still brings to mind a single-wide from the 1970s, the model homes at Twin Lakes are worth a visit. Today's homes are built to the federal HUD code, including the wind standards that were strengthened after Hurricane Andrew, and the finishes rival many site-built houses.

All three Twin Lakes models — the Echelon, the Chateau and the Chateau Plus — are three-bedroom, two-bath homes featuring woodgrain vinyl flooring, craftsman-style trim, Shaker-style kitchen cabinetry, stainless steel appliances and Calacatta-look countertops. Baths include comfort-height fixtures and contemporary vanities. Because every home is new, buyers start with a new roof, new systems and new appliances instead of inheriting someone else's repair list.

The Lifestyle Part of the Equation

Price alone doesn't make a retirement. What the coastal condo has always sold is a lifestyle, and this is where a well-planned Central Florida community closes the gap.

Twin Lakes sits between two lakes, with Lake Anoka just steps from the property for kayaking, shoreline fishing and golden-hour views. Residents have a temperature-controlled pool and hot tub, a clubhouse and fitness center, pickleball, bocce and shuffleboard courts, a shaded Tiki Hut and picnic area, and a fully fenced dog park. Holiday celebrations and regular community events give new arrivals an easy way to meet neighbors.

Beyond the gates, Highlands County offers the slower pace that draws so many retirees inland: dozens of freshwater lakes, golf, trails and small-town shopping, with Sebring nearby for additional dining, healthcare and entertainment. Both coasts remain a day trip away when you want the beach — without paying beach prices to live there.

Smart Questions Before You Buy

Every housing choice carries ongoing costs, and a careful buyer compares them all. Whether you are touring a condo, a resale house or a new manufactured home community, ask:

✓ What is the total monthly cost, including fees, taxes and insurance — not just the purchase price?
✓ What do monthly fees cover, and how have they changed over the past few years?
✓ For condos: Is the reserve fund fully funded, and has the building completed its required inspections?
✓ For resale homes: How old are the roof, water heater and air conditioning?
✓ For new communities: Which lots are still available, including lakefront, and what is included with the home?

The Bottom Line

The coastal condo isn't the automatic bargain it once was, and a site-built house anywhere near Orlando now costs three times what a new home at Twin Lakes does. For retirees who want something new, low-maintenance and social — with a lake out the back door and money left over for travel, grandkids or simply peace of mind — Central Florida's lake country deserves a serious look.

A new home and a Florida lifestyle for under $120,000 isn't a slogan. At Twin Lakes at Avon Park, it's the starting price.
