Covington Estates is answering a demand in central Florida for quality, affordable housing. Only five years old, Covington is tucked within surrounding neighborhoods and is an integral part of the city of St. Cloud, providing affordable housing to the area. We pride ourselves in being an all-age community.

The community currently consists of 242 attractive and well-maintained sites. The design and amenities are sophisticated in structure and style, similar to all other residential communities in the area.

The total property is over 100 acres, with Phases I, II and III consisting of over 73 acres. During 2005, 86 new homes were added, of which 73 new leases were signed. Currently 18 models are on display. Phase 4 will consist of 87 additional sites and the construction plans are currently being reviewed by the City of St. Cloud. We anticipate starting construction this spring. Following this phase, 153 sites remain to be developed. Upon completion, Covington will consist of 482 home sites. The remaining sites will be built at a balanced pace, reflective of the increased need for affordable housing in the surrounding area.

Only four miles from historic downtown St. Cloud, Covington Estates is located close to major highways, dining, shopping and medical facilities. The community also boasts close proximity to Disney World and other Orlando attractions.

Homes at Covington Estates are an exceptional value. The average selling price of a home is $75,000. While the cost of residential housing in Florida continues to rise, housing prices at Covington remain affordable.

Monthly lease expenses consist of Inner Sites as low as $250 and Waterfront sites for $300.

All residents are able to avail themselves to free wi-fi service, provided by the City of St. Cloud, saving an average of $40 per month.

The amenities at Covington make this community not only a comfortable place to call home, but also to enjoy recreation, to relax and to have family time. An oversized pool with the capacity for 72 people is a focal point of the community. The playground brings families together, and a clubhouse with a modern kitchen and spacious gathering area, is available for use by the residents at no cost. Residents use the facility for various functions including parties, holiday dinners and meetings.

Covington Estates believes that to be successful the residents in this community must think of this place as home – a place for young couples to begin a life together, where families can play and grow, and where seniors can enjoy life. A goal of the community has always been to be a welcome place to people at all stages of life. If you walk through Covington, you will see that this goal has been met, and the plan is to continue to do so as the community continues to grow. This philosophy could not have been more strongly depicted than in 2004, when on three separate occasions, hurricanes ripped through central Florida. A great majority of Covington homes had some damage – but none of them suffered permanent effects. The damage was limited to skirting and siding – a testament to how well the homes are built. Not a single resident was homeless – not even for a day – while in the same vicinity, many site built homes had far more significant damage. Finding materials for repairs was virtually impossible for the individual consumer. Covington made great efforts to track down materials and purchased a large quantity of siding and skirting which was made available to residents at cost. In cases where residents could not afford the cost, they were assisted by Covington. Residents were taught how to do the installation themselves -- a great cost savings to them. In situations where elderly or physically challenged residents could not do the work themselves, the management and maintenance teams stepped in to assist.
